TRADITIONAL REAL ESTATE LISTING SERVICES

When you list your home using the
full-service, real estate option, you are engaging the
services of a licensed, real estate agent. This option
may not necessarily sell your home faster, and
commissions are substantially higher than any other
option available in the marketplace today; However, there
are some advantages to choosing this option.

When you sell your home using the
limited-service, real estate option, you are listing your
home exclusively with one agent.

agent may have access to the MLS system, and
- Commissions
are generally lower than if you were to work with
a full service agent.

3. BY
OWNER:
Selling your home using the
for-sale-by-owner option means that as the seller, you
are going it alone and that you get to do all the work.
You will have to develop a marketing strategy so that
your home will sell quickly, and for the best possible
price.
To correctly price a home and
establish fair market value, you need to have a carefully
prepared, market analysis done, showing, not only homes
that are currently on the market, and those that have
sold, but also those homes that were on the market, but
never got sold. If you wish a more detailed assessment of
your home, then the services of a Certified appraiser may
be necessary.
To attract passers-by, and to let
everyone know that your home is for sale, you will have
to arrange for a "for sale" sign to be place on
the property. Also, you will have to carefully
co-ordinate other promotional campaigns. You will have to
show the home, host open houses, qualify the buyer,
represent yourself upon the presentation of all offers,
and negotiate the best possible price, terms, and
conditions, for your. In addition, you will have to
secure the initial deposit, order and represent
inspections to the prospective buyer or agent, and submit
all documentation to your attorney. You will have to keep
informed on the mortgage, title, and other closing
procedures once the closing has been accepted.

FLAT-FEE SERVICE
CMC'S Flat Fee, listing system
was created by CMC, in cooperation with a group of real
estate agents who saw the need for a service that allowed
home owners to sell their property without having to pay
a full real estate commission.
This concept started in Calgary, Alberta;
however, the system works with successful agents across
Canadaagents from every Province share CMC'S vision
of providing full-service, real estate listing for a flat
fee.
HOW OUR FLAT-FEE SYSTEM WORKS:
In a real estate transaction, a CMC
affiliate lists your property using the MLS system. If a
buyer purchases a home listed by one of our affiliates,
then both the buyer's agent and the CMC affiliate receive
a commission at the point of sale. We feel that it is the
buyer's agent who does most of the work; therefore, our
idea is to list the property directly through the MLS
system, making the listing commission unnecessary, by
charging a one-time, flat fee.
HOW MUCH SELLERS SAVE:
Most traditional real estate offices
charge sellers a fee equivalent to 7% of the first
$100,000 and 3% on the balance of the sale price. The
average home in Calgary sells for approximately $200,000
(Calgary Real Estate News - CREN, March 2004). This means
that in addition to all the other closing costs, you will
be responsible to the listing and buying agents for thousands of dollars in
real estate commissions ... your Equity.
PAY OUT COMPARISON:
Listing with a traditional Brokerage:
Assuming the sale price is $200,000, your
commission pay out would be $10,000.00 (7% on the first $100,000, and 3% on
the balance of the sale price of $100,000).
Listing with CMC:
Assuming your home sells for $200,000,
your commission pay out would be $5,555.00 ($5,000.00 to
the buyer's agent (at closing), plus CMC'S flat fee of
$555,00 (at time of listing), for a total of $5, 555.00).
